  Internet is included in your base rent. Electricity and water are both billed back to the resident based on usage. Valet trash is a separate $8 flat fee monthly.

  Quarry Trail has both general and reserved spots. There is a one time parking fee of $50 annually for general spots, and reserved spots for $40 monthly.

• What If I Need Maintenance In My Bedroom Or Apartment?

  If you need maintenance, visit your resident portal on our website and submit a maintenance request. You can also call or stop by the leasing office. If it is an emergency, please notify the leasing office immediately.

• Do I require a Guarantor?

  A guarantor is not required, but it is recommended. We offer several qualification options, including a personal guarantor, our Leap Program, Guarantor Waiver Program, and Self-Qualification methods. Reach out to us to find out more about each option!

  Fully furnished units include a sofa, coffee table, and TV/media stand in the living room, along with a full-size bed, desk, chair, and dresser in each bedroom.

• Where are the closest stores for groceries and personal care products?

  The closest options along Chapman Highway include Kroger (~2 miles) and Publix (~2.5 miles) for groceries, along with CVS and Walgreens (~1.8 miles) for healthcare and personal care products.

• Do all apartments include a washer and dryer?

  Yes, every apartment at Quarry Trail includes a full-sized washer and dryer in the unit.

• What is included in the community study areas?

  The community study areas include high-speed Wi-Fi, private study rooms, and free printing stations.

• How does roommate matching work?

  We offer RoomSync! Roomsync is a roommate-matching program that enables residents to complete an in-depth questionnaire tailored to their lifestyle preferences. Once completed, they can swipe left or right on potential candidates based on their preferences to find a match. They can even chat before matching to ensure they’re the perfect roommate couple!

  Quarry Trail offers safety features including electronic keycard entry, bedroom panic alarm buttons, and well-lit parking areas.

• Does the shuttle run during Volunteer Football home games or major campus events?

  Yes. The shuttle runs on game days and during major campus events, operating on a modified game-day route.

• Where on campus does the community shuttle drop students on the UTK campus?

  The community shuttle drops students off directly at central campus locations near Neyland Stadium and the Pedestrian Mall on the UTK campus.

• Are there any dog parks near Quarry Trail?

  Quarry Trail features its own on-site, fully fenced dog park, in addition to being minutes from South Knoxville’s Urban Wilderness trails.
